The Russel State Buildings Project is comprised of three new buildings totaling 160,000 square feet for the Department of Retirement, Department of Transportation, and the Department of Fish and Wildlife, right here in Tallahassee.
These departments are critical to the functioning of state government and in the provision of services to the citizens of Florida. To ensure that construction completed on time for these important buildings, the state hired Dowdy to perform simultaneous installations across all parts of this massive project because Dowdy had the large, experienced work force necessary to keep the project on schedule.
SPECIALTY MATERIALS AND DESIGN BUILD CHALLENGES
The Russell State Buildings project posed two unique challenges. First, the domestic water system was specified using SCH 80 CPVC, a Corzan product which allows a longer service life, lower maintenance costs and reduced downtime. This is not a typical material used on commercial jobsites due to its upfront cost to the owner. The second challenge was the fact that work was spread out simultaneously across all 3 buildings while the project’s specifications changed continuously as work was being performed
DOWDY’S EXPERIENCE AND SIZE ROSE TO THE CHALLENGE
Though SCH 80 CPVC is not a typical material used on commercial sites, Dowdy has worked with it before and was able to seamlessly work to the state’s specifications without issue. Dowdy turned to its reliable suppliers to guarantee that materials were always on hand to meet the internal production phase schedule and to maintain job momentum.
Dowdy’s large team of highly trained plumbers was able to successfully navigate the changing needs of the project to complete plumbing installation in all three active job sites simultaneously. Dowdy maintained open communication with general contractors and other contractors on-site to ensure optimal work flow and a safe, efficient work environment.
DOWDY HELPS FLORIDA STAY ON SCHEDULE AND ON BUDGET
Dowdy was able to successfully install a SCH 40 PVC DWV system and a SCH 80 CPVC domestic water system for three state office buildings. The 39,000 square foot Department of Retirement building, the 60,000 square foot Department of Transportation building, and the 61,000 square foot Department of Fish and Wildlife building each now feature expertly installed plumbing, multiple gang restrooms, janitorial closets, and office breakrooms. All this was managed across three busy job sites and ever-changing conditions.
